What is the Holes Bay Site?

    Situated in Hamworthy, on the waterfront at Poole Harbour, the 40 acre site was left vacant following the closure of the former Holes Bay power station in 1994. It is the largest brownfield regeneration site in the South West. 

    Thanks to investment secured by Dorset LEP via the government’s Local Growth Fund, the site is now in the ownership of the local authority. Being in close proximity to Poole town centre, the commercial Port of Poole and neighbouring residential areas, it has since been designated as an important area for future regeneration and investment by the council.


    Are there any limitations of what can go on the site?

    Due to the location of the former power station site, flood defences need to be completed for the site to be finished.

    The north east shore of the site is an SSSI - Site of Special Scientific Interest. This designation is for areas that are of particular interest to science due to rare species of fauna or flora.

    How is the development being funded?

    There are various funding models that can be used to fund the site, and work continues to ascertain the best return for the residents and the council.

    How will the development be managed?

    Richard Abbott has been appointed as Project Manager for the site commissioned by the FuturePlaces team.

    Who created the design principles?

    The design principles were developed by the FuturePlaces team following early stakeholder engagement work with local businesses and community groups.

    What are the timescales for work starting on the site?

    We anticipate that work on the site will commence in 2023/24, however the site will not be fully built out for many years.

    What are the next stages of engagement for the project?

    This engagement will quickly feed the master planning stage, and a design panel will be formed to represent the community throughout the master plan formation.
