Area Maintenance / BCP Inspection Action – 34–44 Green Road & 46-56 Green Road
Scope of Works:
- Paint all shed doors located in the rear garden area. (or replace them to match the single one that has been replaced as many are rotten)
- Paint the main front communal doors.
- Paint the rear communal door.
- Replace the rusty handle on the main front communal door.
- Install silent (soft-close) door closers on both the front and rear communal doors to prevent slamming. (Front door broken and door slams very loudly)
- Repair and secure drain covers in the rear garden to eliminate noise when walked over.
- Jet wash all paving slabs around the building.
- Jet wash the washing line area to remove algae buildup.
- Install an additional (4th) washing line to match the number of ground floor flats.
Purpose (BCP Context):
- Maintain secure, reliable access and egress points.
- Reduce wear and tear on doors and fixtures.
- Minimise noise disturbance to residents, particularly during night-time hours.
- Ensure external areas are safe, clean, and free from hazards.
- Provide adequate shared facilities for residents.
Risk if Not Addressed:
- Corrosion leading to door or handle failure.
- Increased security risk due to faulty or poorly closing doors.
- Ongoing noise disturbance from slamming doors and loose drain covers, regularly waking residents at night.
- Slip hazard due to algae buildup on paving slabs and washing line area.
- Potential trip hazards and further deterioration of drainage infrastructure.
- Insufficient washing facilities leading to resident dissatisfaction and potential disputes.
- Negative impact on resident wellbeing and increased complaints.

- Medium overall
- High for door closers, drain covers, and jet washing due to safety risk and night-time disturbance
Additional Notes:
- Use weather-resistant exterior paint suitable for wood/metal surfaces.
- Ensure replacement handle is corrosion-resistant and robust.
- Door closers should be adjustable for smooth, quiet closing.
- Drain covers should be properly seated, levelled, and secured (e.g., anti-rattle fixings or padding if required).
- Jet washing should include treatment to remove and inhibit algae regrowth.
- Ensure the new washing line is installed securely, positioned appropriately, and does not obstruct access routes.
- Inspect surrounding ground conditions contributing to drainage or algae issues.
